FARCOTOP SA12 is based on emulsion copolymers for modification of hydraulic binders in common applications including repair mortar, waterproofing mortar, rendering, bonding, sealing slurries and as cement based adhesive.
Application
- Formulating waterproofing mortars and coatings for water reservoirs, swimming pools, water and sewage treatment plants.
- Repairing of spalled, porous or honey combed concrete surfaces in precast, beams and foundations.
- As a modifying polymer in combination with FARCOTEK 50 (fairing coat) for improvement the performances and adhesion properties on concrete and renders before application of paint or on exposed concrete.
- Providing modified cement mixture for installation of stone and tiles.
- Formulating 2 component polymer modified, cement based tile adhesives.
- Formulating modified cosmetics for filling stone porosities after or prior to installation.

Instruction for Use Surface Preparation
- Surfaces must be sound, stable, clean and free of dust, loose, flaking, friable material and substances that may diminish adhesion. When repairing spalled or damaged concrete, ensure that the concrete has been cut back to sound material.
- Avoid direct sunlight on surface, particularly in summers as increase the rate of evaporation and leads to crack and weakness of the applied layer.
- Open the existing cracks with mechanical means to be filled with modified mixtures.
Priming
After surface preparation, dampen the absorbent surfaces: cement, concrete, and brick, until they are saturated but no standing water (SSD). A few minutes prior to mortar application, apply the primer (bonding agent) with a paint brush. (1 part SA12+3 parts clean water),volumetric
Providing the Modified Repair and Waterproofing Mortar and Rendering
- Preparation the solution of diluted polymer as:
1 part SA12+ 1 to 2 parts water
- Preparation the dry mix as:
150 kg (0-2.5mm) washed sand + 50 kg fresh and cool Portland cement + 100gr FARCOFIBER (P.P) Add enough powder mixture to the diluted polymer while mixing until a homogenous, lump free and workable mixture is achieved. The prepared mortar should be used in 1 hour at 25˚c.
Apply SA12 modified mortars in coats at a maximum thickness of 15mm per coat on the tacky primer, higher thicknesses is achieved in successive layers with 4 hours intervals. Priming is necessary between each layer.
Providing the Modified Fairing Mortar for Local or Entire Surface
Application
- Preparation the solution of diluted polymer as:1 part SA12+ 1 to 2 parts water
- Preparation the dry mix as:
3 parts fine silica sand + 1part fresh and cool Portland cement. Add enough powder mixture to the diluted polymer while mixing until a homogenous, lump free and workable paste is achieved. The prepared mortar should be used in 1 hour at 25˚c.
- Apply the paste with max. 3 mm thickness on the primed previously rendered surfaces with steel trowel; if necessary the second layer is applied after 24 hours.
- If in some areas reinforcing with polymer net is necessary, put the net just after mortar application and trowel it until the paste comes out of the pores and the net lays in the middle of the paste.
- The above mentioned process (priming, rendering and fairing) is suitable for waterproofing systems. Keep the treated surfaces out of direct sunlight and dampen it for 5 days and wait for at least 10 days before usage.
Exposed Concrete Repair and Preparation the surface for Painting
In case of thick places to be repaired the previous method, repair mortar and fairing coat is recommended.
- The Diluted SA12 with water (1:1) is mixed with FARCOTOP 50 (KASMATIC) to have a homogenous paste for thin repairs and preparation for painting. It is applied by trowel with max. 2 mm thickness in consequent layers to gain a smooth surface.
- The above cosmetic is suitable for exterior façade.
Mortar for Stone Installation
Prepare a solution with 30% SA12+70% Water, and then mix it with sand and cement to gain a modified mortar with high adhesion properties for stone installations on floors. The consumption is 1 kg/m² for 1cm thickness.
Modified Tile Adhesive
Dilute SA12 with water as: 1: 1, mix with cement based tile adhesive FARCOTILE BK1.
Stone Cosmetic
Dilute SA12 with water as: 1: 1 to 3, mix it with fine stone powder and white cement for filling the voids and porosities of travertine. The consumption is 100 to 200 g depending on the surface condition.
Consumption
- For rendering as a repair mortar or waterproofing:800gr/m² with 1 cm thickness.
- As a fairing coat, 3mm thickness: 300 gr/m²

SA12 is supplied in 1, 2, 8 kg pails.
